What areas do you cover?
Metro Atlanta — roughly a 25-mile radius around our Peachtree Street office, covering Fulton, DeKalb, Gwinnett and Cobb counties.
What kinds of property do you manage?
Single-family homes and duplexes. We do not manage condominiums, triplexes, or larger multifamily buildings — the way those are run conflicts with how we manage, and we would rather decline than under-serve a property.
How much do you charge?
Our monthly management fee is capped rather than an open-ended percentage of rent, and there is no management fee while the property is empty. The exact structure is walked through line by line on a 30-minute call, since it depends on the property.
Do you charge while my property is vacant?
No. There is no monthly management fee until a tenant is in place.
I already have a property manager — is switching a hassle?
It is most of what we do. Owners usually come to us because they are finding out about problems from their tenant instead of from their manager. The walkthrough covers exactly how a transition works.
I live outside Georgia. Can you still manage my property?
Yes. Georgia law requires a nonresident owner of a single-family or duplex rental to employ a licensed broker, and we are a licensed local team with an office in Atlanta.
How do you screen tenants?
Thoroughly, and before anyone gets keys. We also go line by line through the lease with the tenant at signing, so the expectations are set in writing from day one.
What happens if a tenant stops paying?
There is eviction coverage on every tenant we place, and loss-of-rent recovery is available. The full terms are covered on the walkthrough before you sign anything.
How experienced is the team?
Our owner has been managing single-family rentals for over twelve years. The Atlanta office is newer; the experience behind it is not.
